The top income tax rate in Uri is the second lowest in Switzerland and is nearly one-half of the tax rates in Italy, Germany, France, and the UK. In addition, Uri has no estate or gift taxes. Special rights for property purchase in Andermatt
In Switzerland, the acquisition of real estate by foreign buyers is severely restricted ("Lex Koller"). However, the Swiss federal government ruled to exempt Andermatt Swiss Alps from this law and to allow foreign buyers to purchase apartments and houses from Andermatt Swiss Alps without special permission or restrictions and to sell them again without any minimum holding periods. In addition, all apartments of Andermatt Swiss Alps are not affected by the Swiss Second Home Law, which restricts the construction of second homes to 20 percent of the number of residences in a village, since the initiative was only submitted after the approval of the master plan (district design plan).
Rental programme
The properties of Andermatt Swiss Alps can be used either as a primary or a secondary residence. In the case of a secondary residence, you as owner have the possibility to rent out your apartment to holiday guests during your absence and thus to generate income. Sustainability
Andermatt Swiss Alps places great importance on sustainability and quality, which is also reflected in Andermatt Reuss. All buildings have been constructed primarily with raw materials from the region and in strict compliance with Minergie®, the Swiss standard for low-energy houses. All properties are supplied with district heat from the Gotthard Heating Plant in Göschenen, where heat is generated in a CO2-neutral manner using wood chips. Electricity is generated from hydropower stations and wind turbines and is also CO2-neutral. In addition, the underground parking in Andermatt Reuss makes the district car-free.
With the initiative Andermatt Responsible, Andermatt Swiss Alps is moreover committed to ensuring sustainable, climate-friendly tourism in the Andermatt region. The aim is to facilitate tourism operations in a way that preserves resources. This is because it’s the interest of all of us to protect the Swiss mountain environment.
Year-round destination
Situated at 1,444 metres above sea level, Andermatt has long drawn holiday guests from around the world.
